Wind, sun and the way homes age at altitude
The metro area sits about a mile above sea level, which means stronger ultraviolet light than at the coast. That dries out shingles and sealants earlier than owners expect, and sun-baked south-facing slopes tend to show wear first. Winter then brings freeze-thaw swings that stress flashing and loosen shingles.
Westminster is open to wind from the west, so exposed edges, ridges and corners get the heaviest load. Routes such as US-36, Interstate 25 and Sheridan Boulevard link the area, but the roof below the sky is what protects the house.
